Sotheby's International Realty is a residential real estate brokerage network that operates mainly as a franchise system. The brand began in 1976 as a marketing and referral program that connected independent brokerages to high-end listings. A 2004 licensing arrangement with Realogy later gave the network its franchise structure, and the franchisor is now a subsidiary of Anywhere Real Estate Inc. Franchises are granted to brokerages and individuals that meet the franchisor's qualifications.
The franchisor supports affiliated firms and agents with operational, marketing, recruiting, educational and business development resources. The network focuses on luxury residential property and reports more than 26,000 sales associates in about 1,100 offices across 84 countries and territories as of 2025. In New York State, the brand appears on company-branded brokerage offices at 650 Madison Avenue and 149 Fifth Avenue in Manhattan, and on affiliated offices that use other firm names in Astoria, Brooklyn, Flushing, Forest Hills, Great Neck and Locust Valley.
